Default new loan officer advice

Answers

1. Make sure to run a do not call check on the number you are calling. I've heard of people suing companies for doing cold calls. The list is not easy to get then, I do not know about it now because I haven't check in that in a long time.

2. I would recommend you get a word press blog and buy some PLR mtg content and get going. This will save you from having additional expenses that you just don't need. I have gone the template mortgage site route and it's useless because those sites will never get high ranking in the search engines. I think they're scams for new LO.
the site up of the site is very simple and videos on youtube.com will explain everything out for you. Make sure to rewrite the PLR articles.

3. Again cold calls, you need to set-up any business number. The voice over ip phone company, like vonage can help.

4. Don't complain about taxes, the more you pay means the more you make. Your worry should be not having to pay any taxes, which really means no closed deals and no commission.

Additional advice:

I tried to go down the cold call route for a bit and it sucks. you will have people cursing at you, tell you to f^%k off, hanging up on you, and all types of nastiness. I really hate the ones that completely waste your time by pretending to be interest.
The conversion rate is very low for cold calls because it has been use up by the likes of Countrywide and Wells Fargo. Trust me I used to work for wells and we would cold call like crazy with little success and that's a name like wells fargo. "hello, this is so and so from wells fargo" vs. you "hello, this is so and so from no name mortgage". no offense. I am trying to talk you out of cold calling.

What you should do instead is build a kickas@ site with a lot of useful info for your keyword "your area mortgage". You will get warm leads, people that have looked at your site and they are ready to get a mortgage/ refi now, instead of someone eating chips and watching the football game.
