Default Scripts/Rebuttals For FSBO

Hi everyone! I'm a loan officer with a mortgage brokerage in Georgia. I started out as an assistant for one of the owners and I gradually started catching on and starting to take a real interest in the mortgage industry. To make a long story short, I've been working here for about six months and I've been a loan officer for about three months. I haven't had a lot of luck with our leads and I definitely haven't had any luck whatsoever trying to network with any real estate agents in the area. I spent a majority of the weekend researching different marketing strategies (pathetic, I know, but hey...I'm desperate here!) and one of them I would like to try is FSBO.

I was wondering if anyone had any suggestions for scripts and rebuttals for calling a FSBO and trying to get them to let me pre-approve their potential buyers and eventually do the loan for the actual buyer. I listened to Erik Webster's (who is God's gift to loan officers...I wish I had found his website six months ago...THANK YOU!!!) lesson about FSBO and got some great ideas from that. Any other suggestions would be greatly appreciated. Thanks in advance!

Erik Webster is a personal friend & his free training is basically the same if not better than any system you can purchase (I know...I think I have them all). Everything he has on call captures and fsbos is pretty much as good as it gets.

Hit the phones and work some magic! we're pulling for you!!!

The 1st buyer was during a listing time, which is outdated and the buyers backed out 4 days before closing. The new buyers (FSBO) have earnest money at a different title company. The 1st buyers have terminated contract, but we cannot agree on earnest money dispersement........
