Default Seeking Legitimate Private Lenders

I represent a firm that provides nation wide loss mitigation services as well as many other ancillary services to property owners in distress. When we negotiate a short sale (and we negotiate MANY) we have a network of numerous contractors, LLC's, Partnerships and individuals who are experienced in buying & selling these properties that wish to purchase the ones that are the best of the deals as they have the ability to either remodel & flip or retain for longer term investments. I am seeking serious private lenders to be paired up with our buyers as at this point there are many more properties than they can secure funding for via conventional financing methods and the time restraints is also a factor is using private money.
We do not allow buyers into our network that are new to the business and they must have a 2 year provable tack record (minimum) of experience and they must present a reasonable exit strategy for our firm to consider them as one of our network buyers.
Our firm performs it's due diligence on the property and as with most other private lending we structure the transactions so that the private lender is never exposed beyond 65% to 70% loan to value ratio (actual CURRENT ‘as is’ market value) unless the lender has specific needs or guidelines. We currently have a need for lenders in the following states:
California, Texas, Florida, Georgia, South Carolina, and the majority of our activity is in Arizona.
Loan sizes are from $50,000 to $750,000 and approach $1 Million on a case-by-case basis.
