SFR ON 30 Acres of Land CA ( non agri. non producing) refi??

Hi, I have this client that wants to refi R/T, full doc.
this O/O property. There is no farm Income
on the returns & property profile lists it as
land/farm. LTV is 50% or better.
I called a few lenders including Wells. They
cant do it. Who can? ( this is a high balance loan,
585K loan amount)
Not looking to source out or co-broker.
Who besides Home Savings of America can do this???
